Tualatin Real Estate Market

Home to 26,054 people living in the community, Tualatin was originally a settlement named Galbreath, settled in the 1850s. Today it is known as the City of Tualatin, named after the Tualatin River that makes up its northern boundary. Historically, Tualatin was a sleepy community, but recently it has seen a population surge, with new neighborhood developments popping up all throughout the community to accommodate this growth. Those looking for homes for sale near Portland will appreciate the smaller community and riverfront location of this particular housing market.

The Tualatin real estate market is made up of a number of spacious, high-value properties. It's not uncommon for home buyers to find properties with price tags over $1 million, though more affordable properties, listed in the mid $200,000 and $300,000 range, are also available on the market. Average listing prices tend to hover around the mid $400,000 to $500,000 range.

Tualatin has a mix of single family properties in developed and planned neighborhoods and condos or apartments and other multi-unit property types. The city's official plan calls for developing the community so it is 55% single family homes and the remainder of real estate being multi-family units. For single family real estate options, properties that range from 1,500 square feet to over 5,000 square feet of living space provide something for most budgets and lifestyle needs.

Tualatin has seen a significant population growth in recent years, and the community has many neighborhoods with large lots that appeal to new home builders. Some of the top builders in the area include Legend Homes, J.C. Reeves Construction and Don Morissette Homes. New developments like Lake Forest, Lakeridge Terrace, Hedges Park and Fox Hill provide residents with the chance to put down roots in carefully planned neighborhoods. Established properties are also found throughout the community, offering a pleasing mix for those looking to purchase a home in Tualatin.

Tualatin Community Amenities

The Tualatin community sits 12 miles from Portland, providing a commute that is less than 30 minutes for those living here but who work in the larger, neighboring city. Both I-5 and I-205 provide access to Portland, as well as the communities of Beaverton and Hillsboro. Over the past three decades, Tualatin has seen substantial population growth, as those in search of homes for sale near these larger cities find the suburban neighborhood town appealing.

One of the reasons Tualatin is appealing is the fact that it has numerous community parks and recreation areas, including Tualatin Commons. Outdoor concerts in the summer months and community festivals like the Crawfish Festival make this a gathering place for homeowners throughout Tualatin. An additional 260 acres of parks and green space, including Brown's Ferry Park which offers access to the Tualatin River, and Tualatin Community Park, which has a large skate park, await residents. The Tualatin River National Wildlife Refuge offers the chance to explore the nature around Tualatin.

While many residents living in Tualatin do commute to work, the community has about 9,000 people who are living as well as work right within its borders. The largest area employer is the Tigard-Tualatin School District, followed by Legacy Meridian Park Hospital and the United Parcel Service.
