Troutdale Real Estate Market

The community of Troutdale, incorporated in 1907, has a real estate market that covers about six square miles. Once a massive area neighborhood dotted with trout ponds, today Troutdale is well-known as a gateway community to the Columbia River Gorge and Mount Hood region, a major destination for hikers, bikers, and other enthusiasts who enjoy touring the outdoors. The city is also popular for fishing and antique shopping. I-84 runs through the northern section of Troutdale, connecting with I-205 about 16 miles west of town. The city is abuot two hours from beach access and a little over three hours' drive from Seattle. It’s less than 14 miles from Portland International Airport. Home to about 17,000 residents living here, Troutdale uses zip code 97060.

Median home listing prices in Troutdale are in the low $300s, a 13 percent increase over last year. Average prices for two- and three-bedroom houses have increased by about 17 percent, while four-bedroom single family homes have dropped slightly in price. About 64 percent of residents living in Troutdale are homeowners, and the median monthly rent is around $1,000.

The typical Troutdale property is a single family unit with three bedrooms, two baths in about 1,500 square feet of living space with an attached, two-car garage. There are a handful of historic homes for sale throughout the city, including some that date to the early 20th century, but new constructions on the market make up a large share of the real estate available for sale in Troutdale. New construction planned communities within 10 miles of Troutdale include Camas Meadows, Pine View Meadows, and Lacamas Prairie. Active builders in the area include 2 Creeks, DR Horton, and Lennar. Condo and townhome properties start in the upper $100s for two-bed, one-bath units of around 1,000 square feet of living space, but these can be hard to come by, as single family homes are by far the most abundant housing type in Troutdale. The most common architectural styles are ranch, cottage, Craftsman, and contemporary.
