Hillsboro Real Estate Market

When it comes to the real estate market in Hillsboro, this community offers a stunning number of options. Located near Portland, Hillsboro is the fifth largest city in the state. It's also the county seat. Spanning over 24 square miles and home to over 91,000 residents living here, it is a modern, historically important community with a strong real estate market.

Most of the homes for sale in this community were built in the mid-1950's, but additional options exist throughout the neighborhoods including houses built in the 1980's and more recently. Home styles range as well in this housing market including ranches, Colonials, and custom houses. For those who wish to buy property and build a home here, there are numerous areas available including subdivision lots with new construction. Area builders include David Green Construction, Riverside Homes LLC, and Nathan D Young Construction.

But the bigger question is whether or not you should buy real estate in Hillsboro. Listing prices here range widely. The median sale prices, though, as of August of 2017 was $335,000. That represents about $210 per square foot of living space. Over the last year, listing prices have risen about 8 percent in this community. That has created a seller's market.

When it comes to homes on the market available for purchase, there is a moderate amount of inventory here. This is a demanding real estate market with a large number of people looking to buy into it. The area has about 180 showings for resale and new construction homes for sale as of August of 2017. There are some houses, though a limited number, available as foreclosure or bank-owned properties. From early May to early August, about 350 homes were sold on this market. That in itself shows how competitive the real estate market here is.

A key benefit to buying a home in Hillsboro is because renting is expensive here. Though there are fantastic new developments and structures, the median rent in Hillsboro is above the national average at about $1800 a month. Many people can find a house with a mortgage that's less than that.

Home prices aside, most of the real estate in this community are single family properties. Duplex, condo, and townhome properties are available as well.

Hillsboro Community Amenities

There's much that the residents living here love about this community. Residents have access to numerous cultural facilities including the Walters Cultural Arts Center, Hillsboro Arts & Culture Council, and a large neighborhood sports program. Dozens of public parks are available throughout this community including Bicentennial Park, Hamby Park, Shadywood Park, and Orenco Woods Nature Park. It is home to numerous historical places, too.

The largest employers here include Intel, Hillsboro School District, Nike, Wells Fargo Bank, and Tuality Healthcare. The community has a strong manufacturing sector, employing about 25 percent of its community workforce. Technology, healthcare, warehousing, and telecommunications are also prevalent industries here.

Getting around Hillsboro isn't necessarily challenging as a number of larger freeway systems exist. The MAX light rail line is present throughout the community for easy commuting. The primary route from east to west is Oregon Route 8.

Hillsboro Neighborhood Highlights

  • The primary commercial sector here is along Tualatin Valley Highway. The Streets of Tanasbourne, a lifestyle retail center, is located here.
  • The Parks and Recreation Department manages two neighborhood sports complexes, 23 parks, numerous recreation centers, and the Jackson Bottom Wetlands Preserve.
  • There are three movie theaters in the area. There are numerous performing arts theaters throughout the community as well.
  • The Old Scotch Church is on the National Register of Historic Places and dates back to 1876. Nearby Imbrie Farm is also on the list.
  • There's a weekend farmer's market available in the downtown area during peak season.

Hillsboro School Information

The Hillsboro School District is very large, spanning 23 elementary schools as well as four middle schools. There are four high schools in the community. With more than 20,500 neighborhood children, this is a large school system. A number of private and Christian schools exist within the community as well. For post-secondary education, the Oregon Health & Science University and Pacific University have campuses within the community. Portland Community College's Work Force Training Center is also located here. Renaissance Alternative School, Tualatin Valley Academy, and St. Matthew Catholic School are additional locations.
