Happy Valley Real Estate Market

The city of Happy Valley, Oregon is located in Clackamas County, just a 25-minute drive southeast of downtown Portland. It’s three miles from I-205 access and 12 miles from Portland International Airport. The community, historically called Christilla Valley, was incorporated in 1965. Today, it’s one of the fastest-growing cities near Portland; its population doubled in the 1990s, doubled again in the 2000s, and has grown by nearly 50 percent in the last decade, making it home to an estimated 20,000 residents. The city encompasses about eight square miles and uses zip code 97086.

Median home prices in Happy Valley are in the low $500s, an increase of about 13 percent over last year. Two-bedroom homes have seen the greatest price increase at about 15 percent, while growth for three-bedroom homes has been the slowest at about six percent. About 86 percent of Happy Valley residents are homeowners, and the median monthly rent asked is about $1,200.

Condos and townhomes are priced from the upper $100s for one- to two-bedroom units in the Southgate community. Single family homes make up the vast majority of the real estate market in Happy Valley, with home prices starting in the upper $300s for three to four bedrooms in about 2,000 square feet of living space. The typical home at the median price point has four bedrooms, three baths, an attached multi-car garage, and around 2,600 square feet of living space. Outdoor living area, including decks and patios, are common in Happy Valley, and many homes are on wooded lots. At the high end of the market, luxury real estate is available above the million-dollar price point in areas such as Rock Creek and West Mt. Scott. The most common architectural styles seen in Happy Valley include contemporary, Craftsman, and midcentury. There are a handful of historic homes on the market in farmhouse and ranch styles priced from the upper $300s.

There are several new construction communities in and around Happy Valley. Pine View Meadows offers homes for sale by builder DR Horton from the low $400s. Within a 10-mile radius, Mid Summit Heights in Portland features homes from the $500s, while Heritage Crossing in Tigard offers real estate in the $400s.

Happy Valley Community Amenities

Outdoor recreation is big in the Portland area, and Happy Valley is no exception. The city maintains eight public parks and several miles of hiking trails. Happy Valley Park highlights 24 acres of preserved wetlands with a boardwalk and paved pathways, and it also serves as a venue for live music and sports events. For more green space, as well as hiking, biking, and wildlife viewing, it’s a short drive to the Powell Butte or Mt. Talbert Nature Parks.

There is no shortage of shopping and entertainment in the South Portland area. Clackamas Town Center, Oregon’s largest shopping mall, is just four miles from downtown Happy Valley. Family-friendly venues, including the Enchanted Playhouse and Eagle Landing sports center, are nearby as well. It’s a 25-minute drive to the Oregon Zoo and less than 10 miles to the Portland Opera.

Major industries in Clackamas County include tech, healthcare, and tourism. The largest employment sector in Happy Valley is management, business, and finance. The cost of living in Happy Valley is 36 percent higher than the national average and 21 percent higher than Oregon’s state average. However, the median household income of about $100,000 is 88 percent higher than the national figure, and the unemployment rate is 14 percent lower than average.
