Gladstone Real Estate Market

This is a small community by size, with a real estate market spanning only about four square miles, but it has a vibrant quality of life to offer those who buy a home here. It is also a primary community to live in for those who need to commute into Portland. That's because it is only about 12 miles to the south of Portland and offers a suburban, upscale community. It is also located right at the meeting point of the Willamette River and the Clackamas River.

Because it is a smaller area, the housing market in Gladstone can be somewhat competitive for buyers. Those looking to purchase real estate here want to be close to the big city and its many amenities, but they also want a suburban quality of life with homes that are larger featuring backyard properties to enjoy. There are a variety of home styles present on the market here including many ranches, Colonial homes, a few Victorians, and various other styles. Add to that a long list of custom home styles and home buyers will have no problem finding something to fit their unique needs. Most of the residential areas here are single family homes, but there are apartments, duplexes, and condo properties present as well.

When it comes to listing prices, many would feel that Gladstone is a relatively competitive real estate market. Like many of the neighborhoods near Portland, homes on the market have prices that sit in the mid $300,000 range here. The median sale price as of August of 2017 was $335,000. That is about $210 per square foot of living space. It is also important to note that this community's median sale price has risen about 12 percent from August of 2016 to August of 2017. That is a significantly higher percentage than any surrounding communities. The price per square foot has risen by about 17 percent during the same time frame.

Perhaps what makes the real estate market in Gladstone so competitive is that there are a limited number of properties for sale at any given time. As of August of 2017, only about 32 homes were listed as for sale either as resale houses or new construction. A few more were in pre-foreclosure or were bank owned.

Also notable is the rental market here. The median rent per month has risen to $1857 as of August of 2017. This is slightly down from the previous month. However, it is a rather high rental price for a home compared to the national average. And, for many home buyers, this is a clear reason to purchase a home instead of renting – it may cost the same per month to do so in many cases.

Gladstone Community Amenities

This community has been a long-time important cultural cornerstone in the area. It is home to a variety of community events including social gatherings and cultural events. This includes the Clackamas County Fair that happens every summer and the Oregon State Fair, also occurring during the summer months. It has been an important political location as well, with numerous community events being held for the county within this area. Gladstone has a rich history with a vibrant future.

The community is bordered by rivers on two sides. This makes transportation within this community a bit more challenging. However, Interstate 205 is one of the major options. It runs from north to south of the city. McLoughlin Boulevard, also known as Oregon Route 99E, runs from the north to south along the western side of the city.

Gladstone Neighborhood Highlights

Gladstone School Information

The Gladstone School District provides educational services to the neighborhood children living in this community. It is made up of the John Wetten Elementary School and the Kraxberger Middle School. Students go on to attend Gladstone High School. The city does plan to offer more schools in the near future to accommodate the community's growth.

Homeowners here enjoy a rich quality of life and easy access to the city of Portland. With a strong real estate market, but limited listings of homes for sale, it can be hard to find the ideal place to buy real estate.
