Beavercreek, Oregon is a small community near Portland. It is a thriving town with much to offer residents. The real estate market in Beavercreek is one that is growing and changing. The area has a median home sale price of over $480,000. That is about $223 per square foot. It is also one of the more affluent communities near Portland, which is one of the key reasons home buyers want to own in this area. It is important for home buyers to keep in mind that Beavercreek is home to a variety of custom homes, which tends to lead to higher pricing.

When it comes to home sales in Beavercreek, this area is seeing growth. Median home sales prices have risen by about five percent from August of 2016 to August of 2017. Additionally, from the previous of May 10 through August 9 of 2017 there were just 19 homes sold. The few home sales are attributed to the smaller size of this community as demand continues to be significantly sought after. Interestingly, the price per square foot has dropped from the same previous last year by as much as nine percent. Homes are a bit smaller during the current market.

Those who wish to build their own custom home may find available land to do so. Though there are only a handful of home sites available in subdivisions, the community does have plots available throughout it. Home builders such as Riverside Homes LLC and David Green Construction serve the area.

Beavercreek Community Amenities

Beavercreek is a small community in terms of population. It is home to only around 4500 people. However, the area is somewhat expansive with a total of over 20 square miles of land. Much of it is not developed or is preserved as parkland. There is a rich cultural component here and a strong historical value to this community. Beavercreek is nearly all residential and rural. There are some farm areas as well as a smaller commercial center.

Beavercreek Neighborhood Highlights

  • The city didn't vote until 2006 to become its own hamlet.
  • The name "Beaver Creek" was originally used in 1950 to name a school district in the area, and was never supposed to be the name of a city.
  • The first post office didn't arrive until 1922, at which time the city was first called Beavercreek.
  • The Willamette River is nearby and provides for fishing, boating, and other recreational opportunities.
  • The Miller House is a farmhouse with a strong historical importance, having been built in 1900.

Beavercreek School Information

The school system in Beavercreek is a part of the Oregon City School District. However, some residents here also attend Canby School District or Molalla River School District. The only actual school within the city's boundaries is Beavercreek Elementary School. That makes it one of the primary options for elementary education before students move off to larger schools.

With higher home prices and limited availability for homes for sale, it may seem that Beavercreek is a limited place to buy a home. But for homeowners here, it is the ideal option. It is near Portland, offers a more remote feel, and yet is still within a short drive of most area amenities. Home prices are on the way up, making this area an ideal investment for many.
