Aloha Real Estate Market

Aloha is located in Washington County, about 11 miles from Downtown Portland. Because of its location, it is an easy place to buy a home for those that work in the downtown area or surrounding communities. The community is also highly competitive with a growing real estate market and a wide range of benefits to homeowners and home buyers.

There are a variety of reasons to buy a home in Aloha. While the community amenities and overall quality schools are good reasons, it is also a promising real estate market. It has much to offer today's home buyer including increasing home values with moderate current home prices. For those looking for a place to buy a home near Portland that's growing and valuable now with a strong future, Aloha is an excellent choice.

As of August of 2017, the median sale price of a home here was over $339,900. That is about $221 per square foot of home sold. Home sale prices have risen about 12 percent from August of 2016, making this area one of the highest increases in the area. The average price per square foot has risen about 11 percent during the same timeframe. Another way to look at the area's affordability is to consider median rental prices. In Aloha, this stood at $1950 as of August of 2017. That's a 15 percent increase from the same time the previous year. Home prices across the board are increasing, but many home buyers will pay about the same to rent or to buy.

The area is seeing a good number of sales as well. About 114 homes sold from the first week of May to the first week of August. As of this time, there are about 57 resale and new construction homes listed for sale. Because there is a limited inventory and home values are on the rise, this is very much a seller's market. However, home prices remain moderate making now an excellent time to buy.

When it comes to the types of homes listed for sale in Aloha, home buyers will have plenty of options to choose from. Most commonly, single family homes are present here, though a number of condo and townhome developments exist. Additionally, there are duplexes and apartments available. Traditional styles of homes, such as Colonials and ranches are plentiful here. However, many of the new construction properties in Aloha are building custom homes, including some larger estates.

Some new development is occurring in the city as well. Several larger home builders exist including Oglesby Construction Company, Robert Brekke Construction, and Aloha Home Builders. Each one offers a wide range of amenities to offer.

Aloha Community Amenities

For those who wish to buy Aloha homes for sale, it makes sense to get to know the area well. Aloha is a growing and developing community, but the area is smaller, spanning 7 square miles. It's home to over 41,700 people and has seen the number of households increase year over year. The key here is the growing workforce present in the community. It is home to several industrial companies and has a strong technology and food service industry, as well.

It's important to know that this community is a valuable commuter destination, but Aloha still maintains its small town appeal. It has several parks and green spaces. The community doesn't provide for many of its own services, though, relying instead on Beaverton and other areas.
